1. Bedding and Linens:

When I am looking for bedding and linens, I only Invest in high-quality products for a touch of luxury. I love the softness and durability of 100% organic cotton. Choosing the right linens should always be a priority, as comfortable and well-presented beds contribute significantly to guest satisfaction and ensure a restful night's sleep.

2. Functional and Stylish Furniture:

It's important to consider when selecting furniture, that it strikes a balance between functionality and style. From durable sofas to versatile tables, thoughtful furniture choices enhance both the aesthetic appeal and practicality of your vacation rental. I always take into account the total number of guests who will be staying in the rental, as it dictates the seating and dining provisions. The home needs to have ample space for guests to lounge and dine, while creating an easy flow throughout the space.

3. Well-Equipped Kitchen:

When I think about the kitchen I imagine what it would be like to cook there for my family. A well-equipped kitchen is a key feature that guests appreciate. I will only stock a kitchen with quality cookware, utensils, and appliances to allow guests the flexibility to prepare their meals, enhancing their overall experience. Having good-quality cookware and utensils will also ensure longevity, as these items will be well used over time. Guests appreciate the extras such as coffee, sugar, spices and basic oils.

4. Smart Storage Solutions:

Maximize space with smart storage solutions. From built-in closets to multifunctional furniture with storage compartments, creating ample space for guests to organize their belongings is a game-changer. Enough hangers are a must!

5. Modern Technology and Amenities:

One thing I always advise my clients, is to keep your vacation rental up-to-date with modern technology. Consider amenities like smart TVs, high-speed Wi-Fi, and other conveniences that cater to the digital needs of today's travelers. Most travelers have their own streaming accounts, so offering an easy to navigate smart TV with high-speed internet is more than sufficient, and paying for monthly cable may not be necessary.

6. Thoughtful Decor and Artwork:

I don't believe in large blank spaces. It's always essential to elevate the ambiance of a rental with thoughtful decor and artwork. Personal touches that reflect the local scene or a consistent theme throughout the rental add character and charm, making guests feel at home. When choosing artwork and decor, I like to take the time in the beginning of my design process to get to know my client's individual style. Even though the rental is set up for guests, I want a part of the homeowner's character to shine through as well.

7. Outdoor Amenities:

If your property has an outdoor space, furnish it with comfortable seating and perhaps a dining area with a barbeque undercover or under an umbrella. Outdoor amenities extend the living space, allowing guests to enjoy the surroundings and make the most of their vacation. I constantly stress to my clients that the more outdoor amenities the better, especially in warmer climates where guests spend most of their time outdoors. Most of my clientele is located in South Florida, where most travelers come to the "sunny state" to swim and bask in the sun. When purchasing items for homes, I make sure there are sun loungers, umbrellas, outdoor entertainment, beach equipment and towels.

In Conclusion:

With the 6+ years in the vacation rental space, I know how important it is to furnish a vacation rental with careful consideration of these must-haves to ensure my clients property stands out in a competitive market. I Strive for a balance between comfort and style, creating an environment where guests feel welcomed and pampered. These essential elements not only attract bookings but contribute to the overall satisfaction of guests, fostering positive reviews and repeat visits.
